David reported the lights at the front of our association, in the landscape beds don’t work. He has some ideas to troubleshoot. Amy Milligan offered that she has a list of landscape companies and an electrician who could help.
Aaron Bailey reported that 5 or 6 homeowners want to participate in the sidewalk leveling.
The HOA end of year taxes need to be filed. David reported our attorney is looking into what is actually required. Our attorney will help us get on the right track with this as well as getting the HOA set up as a nonprofit entity.
David is also doing work with our attorney regarding the short term rental on Rosefield.
Discussion regarding how to streamline responding to emails to the HOA email account.
Discussion about instating Zelle for allowing electronic payments for HOA dues. James will coordinate.
Discussion regarding snow removal on sidewalks.
Discussion about potentially refreshing our landscape with plants and a new lighting system. James recommended getting quotes for this project early so we can discuss.
James provided a budget update and shared a spreadsheet. The HOA spent more on just Grounds Maintenance than it collected in dues. In total, we were short approximately $4,300. Homeowner dues would need to be raised to approximately $370 per year in order to break even on expenses.
James reported there is only one homeowner who didn’t pay dues this year. That homeowner has several years of back dues. Discussion regarding placing a lien on the property who didn’t pay.
James reported that Pittsfield Township Planning Commission is working on an ordinance regarding short term rentals which likely will be fairly restrictive.
Discussion about potential Data Center south in York Township.
Candice reported noticing that the Trash/Recycling pickup (Priority) has been picking up both trash and recycling in the same truck (she noticed this happen once, and there was question if it happened twice). If this happens, we are supposed to report to Pittsfield Township.
