The small community consists of 65 homes located on 39 acres. Wetlands are integral to Bridgefield Estates and wildlife is routinely found throughout the community.

October 2025 Board Meeting Minutes

Bridgefield Estates HOA Meeting

Monday, October 20, 2025

7:30pm

Location: Pittsfield Township Admin Building, Michigan Ave. and Zoom

Present: Dave Lloyd, Amy Milligan, Elyse Geeting, Aaron Bailey, Samantha Goodwin, Noelle Lloyd, Tom and Rini Sherony, Vinny Kaimal, Johnny Fitch, 3 attendees via Zoom

The meeting began with Introductions of the Board and Officers as well as in person attendees. President David Lloyd thanked Amy Milligan for painting the neighborhood entrance signs! They look great. 

President’s Report: 

This is our first in person meeting in approximately 5 years. Our intent is to at least do 1 in person meeting each year going forward. However, Zoom meetings that happen monthly are open to all homeowners, not just Officers or Board Members. 

We are working to re-establish our HOA non-profit status with the help of an attorney. 

Treasurer’s Report: Unavailable tonight as our co-Treasurers are not present. Update will happen at the November meeting. 

Old Business: 

Sidewalk leveling status- Amy Milligan provided an update. Leveling by A-1 Leveling may still be done this fall. If they can’t get to us before the weather is too cold, we are on the list for spring 2026. A-1 is doing this for $75/square. 

3197 Rosefield Dr. Airbnb rental - David Lloyd reported that two requests have been sent to remove this short term rental listing (essentially a cease and desist). There was discussion about the possible paths this could take. A real estate attorney is being consulted.

Future Projects discussion (prioritization for next year)

Establish a better process to respond to emails faster as well as handling modification requests more easily.

Adding an electronic payment option for yearly dues.

Remove surplus verbiage from HOA bylaws that reference the builder or developer (company has been dissolved). Our legal counsel is helping with this as well as seeing if there are any other recommendations for updates that may be needed.  Amy Milligan is working on updating our clip art/letterhead for the website. 

Investigate the cost/benefits of replacing our front lightbulbs with LEDs. They are currently fluorescent and are about $20/bulb. 

New Business

Our sidewalk snow removal company (Good Guys) submitted their bid for this winter. David Lloyd will check to make sure the bid includes salt for the sidewalks. 

Elyse Geeting discussed looking into a landscaping update/refresh for the garden beds at the entrance. David Lloyd said our current lawn maintenance company may have some ideas. 

Rini Sherony offered to help with HOA website updates. 

Aaron Bailey reminded everyone that streetlights needing replacement can be reported on the DTE website. 

In closing, David Lloyd stated the board’s intention is to publish a financial report, including our current reserves and estimates on how reserves may need to be spent in the future. David stated we are operating at a slight deficit currently, so there may be some discussion about whether dues need to change to keep up with our expenses.
