Bridgefield Estates is located in Pittsfield Township, Ann Arbor MI. It is surrounded by farm land yet it is only minutes from downtown Ann Arbor. The small community consists of 65 homes located on 39 acres. Wetlands are integral to Bridgefield Estates and wildlife is routinely found throughout the community.

Bridgefield Estates HOA Meeting 

2-10-2025

In attendance: James Sanchez, Dave Lloyd, Samantha Goodwin


HOA Reincorporation:

HOA reincorporation is complete as of 2/2/2025. Waiting on physical document receipt by Amy Milligan.

Looking to update bank account representatives 2/21/2025. Need to touch base with Michael Haithcock and

James Sanchez on their availability to meet at Huntington bank.


Responsibilities transfer: Once James and Michael are on the bank account the work can begin to transfer

responsibilities. Bulk of it should be covered by the next meeting.

No new updates on:

  • Dues increase potential

  • Concrete leveling services

  • Bylaws update


Goodguys landscaping is on call this week for the snowstorms and will be out if the minimum snowfall is met.

A gentle reminder that all homeowners are responsible for the sidewalks on their property and should clear and

salt as required.

Bridgefield Estates HOA Meeting 

1-8-2025

In attendance: Elyse Geeting, Amy Milligan, James Sanchez, Dave Lloyd, Aaron Bailey, Samantha Goodwin, Michael Haithcock

This past Sunday, January 5, 2025, David Lloyd met with James Sanchez and Michael Haithcock to discuss transitioning the Treasurer roles to them. James Sanchez offered to be considered for the Treasurer role and Michael Haithcock offered to be considered for the Co-Treasurer role. 

HOA Reincorporation: The HOA address was updated in Lara (State of Michigan) to being Amy Milligan’s address (previously it was the address of the developer, which the HOA did not have access to). Dave Lloyd will file the reincorporation paperwork this week. It will cost roughly $520. We do not need to file back taxes as previously thought. Going forward, this will likely be the role of the Treasurer to file a yearly statement in order to keep our non-profit HOA status.

Elections: Amy Milligan made a motion to vote Sam Goodwin, Michael Haithcock, and James Sanchez as Board Members. Aaron Bailey seconded the motion. The motion passed with no opposition.  

Amy Milligan made a motion to present the slate for Officers: James Sanchez as Treasurer, Michael Haithcock as Co-Treasurer, David Lloyd as President, Amy Milligan as Vice President, and Elyse Geeting as Secretary. Aaron Bailey seconded the motion. All voted in favor, the presented slate of officers passed with no opposition. 

Future Business: Sidewalks were discussed. Aaron Bailey will organize with homeowners who wants to participate in the group deal with A1 Concrete Leveling (Ethan Andresmooi). Discussion to have homeowners pay in advance for the work in order to get the group price. 

Elyse Geeting will talk with Angie about scheduling a spring clean up and will make sure Angie has email access.  Discussed the possibility of the first two weekends in May. 

Amy Milligan confirmed our HOA domain addresses (Birdgefieldestates.com and Bridgefieldestates.org are paid through May 2025 and July 2025 respectively. 

David Lloyd shared thoughts on  finalizing our reincorporation, updating our Board of Directors and Officers, updating our bank account to reflect current Treasurer/co-Treasurer, and updating access to our PO Box. He discussed the need to keep records of accounts paid/received and is hoping we can figure out a way to keep electronic records that are in a locked, zipped file on the HOA Shared Drive. Discussion about how to create a secure folder. 

David Lloyd discussed the need to update our bylaws. Amy Milligan agreed to get a group together to tackle bylaws in the spring. 

Discussed an HOA dues increase. According to former Treasurer, David Lloyd, we are currently operating at a loss each year and are pulling money from reserves to cover basic expenses. Dues have never been increased in the 24+ years of our HOA being an entity. Discussion occurred about doing research about a proper amount for reserves based on our HOA liabilities and doing an analysis about cost increases. Homeowners will be notified of any due increase prior to the official dues letter being sent.  

Next meetings were set for Tuesday, February 10 at 7:30pm and March 10 at 7:30pm via Zoom.
