The small community consists of 65 homes located on 39 acres. Wetlands are integral to Bridgefield Estates and wildlife is routinely found throughout the community.

October 2025 Board Meeting Minutes

Bridgefield Estates HOA Meeting

Monday, October 20, 2025

7:30pm

Location: Pittsfield Township Admin Building, Michigan Ave. and Zoom

Present: Dave Lloyd, Amy Milligan, Elyse Geeting, Aaron Bailey, Samantha Goodwin, Noelle Lloyd, Tom and Rini Sherony, Vinny Kaimal, Johnny Fitch, 3 attendees via Zoom

The meeting began with Introductions of the Board and Officers as well as in person attendees. President David Lloyd thanked Amy Milligan for painting the neighborhood entrance signs! They look great. 

President’s Report: 

This is our first in person meeting in approximately 5 years. Our intent is to at least do 1 in person meeting each year going forward. However, Zoom meetings that happen monthly are open to all homeowners, not just Officers or Board Members. 

We are working to re-establish our HOA non-profit status with the help of an attorney. 

Treasurer’s Report: Unavailable tonight as our co-Treasurers are not present. Update will happen at the November meeting. 

Old Business: 

Sidewalk leveling status- Amy Milligan provided an update. Leveling by A-1 Leveling may still be done this fall. If they can’t get to us before the weather is too cold, we are on the list for spring 2026. A-1 is doing this for $75/square. 

3197 Rosefield Dr. Airbnb rental - David Lloyd reported that two requests have been sent to remove this short term rental listing (essentially a cease and desist). There was discussion about the possible paths this could take. A real estate attorney is being consulted.

Future Projects discussion (prioritization for next year)

Establish a better process to respond to emails faster as well as handling modification requests more easily.

Adding an electronic payment option for yearly dues.

Remove surplus verbiage from HOA bylaws that reference the builder or developer (company has been dissolved). Our legal counsel is helping with this as well as seeing if there are any other recommendations for updates that may be needed.  Amy Milligan is working on updating our clip art/letterhead for the website. 

Investigate the cost/benefits of replacing our front lightbulbs with LEDs. They are currently fluorescent and are about $20/bulb. 

New Business

Our sidewalk snow removal company (Good Guys) submitted their bid for this winter. David Lloyd will check to make sure the bid includes salt for the sidewalks. 

Elyse Geeting discussed looking into a landscaping update/refresh for the garden beds at the entrance. David Lloyd said our current lawn maintenance company may have some ideas. 

Rini Sherony offered to help with HOA website updates. 

Aaron Bailey reminded everyone that streetlights needing replacement can be reported on the DTE website. 

In closing, David Lloyd stated the board’s intention is to publish a financial report, including our current reserves and estimates on how reserves may need to be spent in the future. David stated we are operating at a slight deficit currently, so there may be some discussion about whether dues need to change to keep up with our expenses.

September 2025 Board Meeting Minutes

Meeting 9-8-2025, 7:30pm

Present: Elyse Geeting, Amy Milligan, Dave Lloyd, James Sanchez, Sam Goodwin, Aaron Bailey


Old Business:

Sidewalk Leveling: Aaron and Amy will be sending an email to homeowners in need of sidewalk leveling at the end of the week. 

Neighborhood Signs: Dave confirmed electric works in the front garden beds. Dave will purchase new lightbulbs. Amy is optimistic that painting the second sign will be done this coming weekend. 

Fences: Brief discussion about how the HOA decision about fences has already been made by a past Board (split rail fences are the type that are allowed). Two homes were granted permission to install a taller fence when the Board at the time didn’t realize split rail fences are the only allowed fence per bylaws and past Board decisions. 

Dues Letters: have gone out, checks are coming in. James has been depositing checks via the mobile app. There is a monthly limit to deposits per month, and James has run up to the limit. James is logging checks as they are dropped off. Discussion about how strict we want to be with the late fee. The group determined we will be lenient with late fees, but we should be more clear on these dates in the future. 

3178 Rosefield Shed- still need documentation 

AirB&B/short term rental: Joe Lloyd, attorney, is providing guidance on how to proceed with this short term rental property. Injunction is possible if the listing isn’t removed. Dave will follow up. 

Bylaws: ongoing discussion on how our bylaws could use simplification/clarification (updated wording)

Sheds in the side yard- discussion on the need to specify rules for sheds or outbuildings regarding their placement

Non-Profit ID #: Amy believes we still have work to do to gain back our nonprofit status. Dave will ask Joe Lloyd about this nonprofit status process. At this point Joe is providing legal advice pro bono. 

In person meeting: October 20, 2025 will be an in-person meeting at the township hall.  Notices will be posted about this meeting. 

New Business: 

Bees Nests around the neighborhood. Discussion about sending emails to homeowners to remind people to remove these. Mail delivery person (Ramona) has notified some people of nests that need to be removed. 

Correspondence and clip art for HOA: Amy suggested possibly updating the logos on our website. She showed several options she has created. Discussion on our “wheat” actually being soybeans because our neighborhood used to be a soybean field. Amy will provide some options at our October meeting. 

Bylaw Summary- Elyse asked the question what kind of vote (if any) is required to increase dues. Dave will work on getting a bylaw summary from Joe Lloyd.

Old Business

Neighborhood signs - Amy has finished painting the sign on Bridgefield Drive and hopes to get to the other sign next weekend.  It seems the landscaping company did some weeding of the flower beds, but much more work needs to be done.  

Question: is the landscaper supposed to do more or can they? If not do we need to seek another option to handle this?

Sidewalk leveling - Aaron has sent the information to Amy and she will send a message to the homeowners regarding the concrete company option

AirBNB - Short term rental activity continues to be seen at the house.  

Question:  Dave, should we talk to the attorney about a next step?  

New Business: 

Aaron noticed the flooding into Platt Rd adjacent to the new construction.  He documented this and took the concern to Pittsfield Twp.  The person who oversees this was not in the office, but another staff person said they would look into it.

Adam Williams was a welcome guest at the meeting tonight and would like to serve on the board and attend future meetings.  Amy will send Adam the application form and we recommend that we vote on Adam's board position at the next meeting.

Old Business: 

Aaron Bailey updated on the information from A-1 Concrete re. sidewalk repair. 

Amy Milligan will send a letter to homeowners who are getting the collective concrete work on their sidewalks. 

Amy Milligan updated that she plans to paint signs either this weekend or the next weekend, depending on several factors. She commented that the new neighborhood across the street has started work on their signs and plans to have ours painted before the other signs are complete.  

Dave Lloyd will follow up with Twin Oaks Landscaping about cleaning out our garden beds (monthly clean out). 

Air B&B House on Rosefield- a demand letter was sent to homeowner Nabeel Muhammad, explaining short term rentals are against our HOA bylaws. Letters went to the tax address on the house and the actual house. 

Dave Lloyd reported dues letters will be going out at the end of May or beginning of June.  Due to multiple checks being returned last year, homeowners with returned checks will be asked to pay for 2 years’ worth of dues.

One Drive update provided by James Sanchez and Dave Lloyd. 

Discussion re. email groups- Amy Milligan offered to manage the neighborhood email list. 

3165 Rosefield has a concern about a possible tree liability (treen on HOA property). Dave Lloyd will follow up with the homeowner and get the scope of the work/discuss next steps. Dave has knowledge of tree laws. 

Amy Milligan discussed needing a Tax ID number to make sure we’re not paying taxes on HOA services. Dave Lloyd will look into. 

Dave Lloyd and James Sanchez will cut a check to Angie Kaimal for donuts and coffee for the neighborhood clean up. 



New Business: 

Dave Lloyd has had multiple communications with Pittsfield Township (Elizabeth B.) regarding the Toll Brothers development across the street (starting work at 4:00am, causing noise and significant trash in Dave’s yard). He provided video showing Toll Brothers are not staying within their work permit hours.

I. Meeting call to order: 7:36 pm


II. Old Business


  • Aaron to seek clarification on quote with sidewalk company about the water fee attached to the bill to see if they can either use water at each house or possibly bake it into the price per slab to avoid having a fee contingent on number of houses that are willing to participate.
  • Painting of signs. Amy has the paint and is waiting on a good day to perform the task. David will follow up and seal the signs (after they are mounted) with silicone.
  • Spring cleanup event is scheduled for Saturday May 3rd . Evite to be sent out via email as well as signs to be posted at each neighborhood entrance. David Lloyd will procure coffee and donuts as well as bike locks for the signs (permission granted by those in attendance)
  • Air BnB house listing came listing is active again. Drafting a certified letter to be sent to registered home owner Nabeel Muhammad to remind them that short term rentals (<6 months) are not allowed per the bylaws.


III. New Business/Open Forum


  • Seeking quotes for lawncare next year. Each member is to try and find a lawncare company to quote the service. Will be proceeding with current lawncare company despite rate increase from $200 to $250 per cut.
  •  Insurance was paid for the year.
  •  Landscaping was paid for the year.
  •  Post office box was switched over into Dave Lloyd’s name and he is working on getting informed delivery turned on.
  •  Dave Lloyd to setup a meeting with Michael and James to continue transferring treasure duties the first week of may.
  • James is working on sorting out the OneDrive so repository of treasure documents can be on the cloud.
